New Downtown Developments Earn Concessions

Two commercial redevelopments on Eighth Street and a mixed-used construction project on the corner of Cass and Washington streets will move forward after city commissioners signed off on tax incentive and zoning requests from their developers. Three individual proposals went before the commission last night, the first of which was a request from Dr. Debra Graetz for $232,686 in brownfield tax incentives to replace a house at the corner of Eighth Street and Railroad Avenue with a physician's office. A second request from J. Socks Construction for $395,023 in reimbursement of brownfield costs to construct a three-story center with commercial and residential space at Eighth and Cass streets was also approved.
Commissioners also approved the introduction of an amendment to the Traverse City Code of Ordinances to rezone buildings at the corner of Cass and Washington streets to an allowable 60 feet high by right or 68 feet high by special use permit, as opposed to the previous limit of 45 feet high. The amendment was requested by Tom McIntrye, who is converting the property into a four-story mixed-use facility called Washington Place. McIntrye must still present a detailed proposal for his project to the commission at a special study session on November 25, with commission approval needed to proceed with the development.
