Real Estate Sales Dip Slightly In November

Home sales typically slow down in the late fall, and this year’s November residential sales figures continue that trend, as the number of homes sold mostly mirrors that of November 2023. Three of the five counties are within one unit of the previous November, while a fourth only differs by four. Grand Traverse County actually shows 99 homes sold both this past month and November last year. Only Antrim shows a greater disparity, with 23 home sales last month, compared with 37 in November last year. Overall there were 189 homes sold in the five-county area last month, with the downturn from the 207 in November 2023 almost entirely due to the numbers from Antrim. The 189 sales were the fewest for the month since 2010, when there were 163 homes sold.

As the number of homes sold has fallen, the price paid for those homes has increased. At a total sales volume of $99,632,826, the average sale price works out to $527,157, a record high. The average price in Grand Traverse County leaped to $554,599 from last year’s previous high of $471,047. Though the average sale price of $390,396 in 2020 is significantly lower, the 350 sales for a total volume of $136,638,838 that year remains the record pace for the month of November.
