Overall residential sales in the five-county area hit a new average high for July last month. While the total dollar volume of $136,457,239 was down from $139,696,359 in July 2022, the overall average price of $575,768 was far above last year’s then-record of $467,211.

At the same time, the number of homes sold continues to tumble. In fact, the number of homes sold last month was lower and the average price higher in four of the five counties served by Aspire North Realtors. That was especially evident in Kalkaska County, where the 13 homes sold fetched an average price of $365,377 last month, compared with 34 sales and an average of $223,112 in July 2022. In Grand Traverse County, there were 129 sales for a total of $70,971,026 for an average price of $550,162, versus figures of 161, $74,626,792 and $463,520 for last July, respectively.

Antrim County was the outlier; its sales of 35 homes for $16,318,200 were both up from the figures of 28 sales for $14,895,900 in July 2022, while its average price of $466,234 last month is less than the average of $531,996 last year.

The overall figures from the five-county area showed last month’s sales of 237 homes down from the 299 sold last month. It was the lowest number of homes sold in July since 2011.
