Pine Street Developers Withdraw Application

The developers behind two proposed nine-story buildings on the corner of Pine and Front streets have withdrawn their permit application from the city.

In a letter to City Manager Marty Colburn late Thursday night, property owners Erik Falconer and Joe Sarafa - along with The Woda Group's Craig Patterson - wrote that it was with "deep disappointment that we are compelled to withdraw our application to the city of Traverse City for a special land use permit for the proposed development at 305 West Front Street, effective immediately." The owners continued that they believe the project is "consistent with Traverse City's Master Plan and Zoning Ordinance" and "meets multiple needs for a diverse population set," noting that the "affordable housing component is especially critical to retaining and attracting the young people who desire to live and work downtown."

They continued that "however, it has become clear that there remain questions and concerns, and we feel obliged to take the time necessary to address those. The citizens of Traverse City deserve a thoughtful and rationale dialogue on the project, and one in which they are participants." The developers concluded: "We view the withdrawal of the SLUP application at this time as a necessary step in the process of making this project a reality, and look forward to continuing to work with you and the city on a solution that will result in a development that will make our city proud now and for generations to come."

The developers' voluntary withdrawal of the SLUP application will allow the team to come back before the city commission at a future date of their choosing. However, they will need to begin the permitting process again, beginning with the city planning commission. While city commissioners were scheduled Tuesday to consider a possible delay on the SLUP request sought by developers, in light of their withdrawal, Traverse City Manager Marty Colburn says he plans to recommend removing that agenda item. A scheduled September 21 public hearing on the SLUP request will also be canceled.
